METHODS OF CONTRACTING

A) General Contracting/Traditional Bid

Traditional bid involves the independent activities of the architect, engineers and the contractor. The architect with the owner develops the concept of his building. That concept is given an identity described by a complete set of plans and specifications. These documents are quantified and priced to resolve in a firm bid or offer amount to produce the building. The low qualified bidder is usually awarded the job. Contractor's responsibility then is to construct the building. . . CONTINUE.

B) Construction Management

Construction Management is another method of building which was developed in the late 60's. Lack of construction funding and high interest rates during that period were the main reasons for the development of that system of construction. The process of construction management became popular to developers, bankers and contractors for different reasons. . . CONTINUE.

C) Design/Build

The Design Build approach provides some significant differences not seen in the other two methods. The design build company is contractually related to the owner, the contractor and the architect.

The design build company is responsible for the concept, design and satisfactory completion of the project. Design build is like manufacturing in that the project is controlled from inception to completion. . . CONTINUE.
